Our self-delivered commercial mechanical and electrical (M&E) services are designed to provide a comfortable working environment while maintaining compliance with health and safety regulations.

We have extensive experience in delivering tailored maintenance standards across various sectors, ensuring we meet the specific needs and operational constraints of each customer. Our approach is driven by compliance-related regimes, best practices, and resilience-led specifications, adapting to the unique demands of your business.

We implement a matrix of different standards to suit our customer base, including:

SFG20: The industry standard for best practice maintenance, created by the Building Engineering Services Association (BESA). This includes statutory works, mandatory procedures, and routine maintenance.

Compliance-Related: Maintenance specifications based on statutory legislation to ensure legal compliance.

Condition-Based: A dynamic approach where maintenance is driven by the condition of each asset, adapting the frequency and type of activities based on the state of equipment.

Business-Focused: A variant of condition-based maintenance that also considers broader business dynamics, such as capital expenditure programs, lifecycle recommendations, and critical infrastructure needs.

Predictive Maintenance: Utilising IoT technology and telemetry data from building management systems to inform maintenance requirements, combining operational experience and technical knowledge for dynamic specifications.

We are proficient in implementing SFG20 standards, creating maintenance schedules and regimes tailored to your estate. By integrating site locations and asset lists, we identify the relevant SFG20 maintenance codes and incorporate them into existing PPM schedules. Our Computer-Aided Facilities Management (CAFM) systems, including Verisae and Clearview, along with work management tools like Aeromark, ensure we meet the agreed maintenance standards.

Aeromark offers functionalities for scheduling works, real-time updates, team and engineering management, and access to job plans and specifications, ensuring our engineers consistently deliver the required standards.

Our PPM model is designed to proactively identify and resolve issues, minimising disruptions from reactive maintenance. We create site-specific checklists aligned with SFG20 requirements, digitally record service lists, and maintain hard copy service/logbooks for offline access. Our qualified engineers, supported by regional managers who conduct random inspections, ensure legal compliance and high-quality service delivery.

Our Internal Audit programme is fundamental to maintaining high standards. Based on a risk-based approach, audits include:

Integrated Management System (IMS): Evaluating the IMS, identifying needs and expectations, and addressing risks and opportunities.

Policies and Procedures: Reviewing policies, procedures, and communication strategies.

Standard Operating Procedures (SOPs): Assessing review dates, process flows, and colleague knowledge.

Service Specifications: Ensuring services align with agreed specifications.

Planned Maintenance Schedule: Reviewing PPM schedules, work orders, documentation, and contractor competency.

Performance Measures: Evaluating SLAs, KPIs, and customer satisfaction.

Training and Competencies: Reviewing colleague training and compliance.
