
Minor Works at Arcus covers small scale construction, refurbishment and maintenance activity that improves, repairs or adapts existing buildings and external areas. These projects are straightforward to plan and deliver, typically lower in value than major construction works, and focused on practical upgrades or alterations that keep sites safe, compliant and operational.

Our in-house capability includes painting and decorating, plastering, carpentry, plumbing, brickwork, roofing, groundworks and civils, line marking, fencing, drone surveying and flooring.
Projects requiring complex design input or multiple principal contractors sit outside Minor Works and are managed through our wider Projects capability.

Minor Works is often delivered in live retail, office and operational settings, so our approach is designed to protect safety, minimise disruption and maintain clear communication at every stage. We segregate work areas using barriers and signage, control risks such as noise, dust, working at height and hot works, and always maintain safe access and fire routes. Works are carefully planned around normal operations, including out of hours, weekend or phased delivery where required, with active management of noise, vibration and dust to keep public areas clear. Stakeholders are kept informed before, during and after works through clear programmes, notices, construction phase plans and regular progress updates.
How the service works
Minor Works is typically instructed in two ways. Work is either referred from Building Fabric or M&E teams where delivery falls outside their scope or instructed directly by customers. Direct instruction enables quicker turnaround and a streamlined experience.
Day to day delivery is managed by a dedicated team. Coordinators oversee projects from quotation through to completion, including mobilisation, planning, RAMS, construction phase plans and final reporting. A Project Manager supports larger or multi-site programmes, alongside a Team Leader who manages field technicians and ensures safety, quality and commercial control.
The team works closely with other Arcus services, carrying out joint visits and enabling works such as excavations to support wider fabric or M&E activity.
Value, quality and assurance
Minor Works enables customers to resolve building issues quickly, without the disruption or overhead of a major project. We provide practical solutions that support safety, compliance and effective use of space.
Self-delivery provides strong value for money. Where specialist contractors are required, we manage them end to end, removing coordination burden from the customer.
Quality and safety are managed across the team, from technicians to Operations Management. Works are signed off at key stages, supported by weekly reviews, regular toolbox talks and ongoing focus on compliance.
